It’s straightforward: we could be the cash buyer for your current house when you buy one of ours! By doing so, you’ll avoid complicated chains and there are also no estate agency fees to pay since we take care of everything.

How does part exchange work?

If your current property has been approved for our Part Exchange Scheme, we will move forward with the next steps.

Two local estate agents will conduct an open-market valuation, and if everyone agrees on the valuation, we’ll purchase your home for that amount.

There are a few caveats, however. Firstly, there needs to be a 30% difference between your home’s value and the price of the Davidsons home you’re buying. Secondly, we can only proceed if the home buyer’s survey on your property comes back as satisfactory.

If both conditions are met, congratulations – you’ve successfully sold your house to us at no extra cost!

Once everything is approved, we will list your home with a local agent, who will sell it on our behalf.

At this point, your work is done, and you can relax knowing your dream Davidsons home is yours, even if your old property is still on the market.

That’s our problem now, not yours!

Can I part exchange my house with Davidsons?

In addition to the required 30% price difference and a satisfactory survey mentioned above, there are a few types of houses that aren’t eligible for the Part Exchange Scheme.

Properties exempt from Part Exchange include:

  • a property that was built pre-1900’s
  • a Listed Building
  • any leasehold houses
  • properties in a High Flood Risk Area
  • properties that require EWS1 forms where the survey has not been completed

Pros and cons of the Part Exchange Scheme

We’ll be completely honest with you: we wouldn’t be offering this scheme if we didn’t think it would benefit you.

There are several pros when it comes to the Part Exchange Scheme, such as:

  • You get a guaranteed sale of your property
  • You don’t have to worry about property chains
  • You get a quick and efficient sale
  • You don’t have to pay estate agent fees

One potential drawback is that, as mentioned earlier, not all properties qualify for the scheme. However, you should now have a clear understanding of whether your current home meets the eligibility criteria.

You may also feel we are buying your property at slightly less than its market value if you had a set figure in mind, but with no estate agent fees to pay and a speedy/stress-free sale, most find the scheme more than worthwhile.

Downsizing? Not a problem! Our assisted sale scheme can help

Maybe you’ve decided you don’t need quite as much space now the children have moved out, or the huge garden has turned into a chore. It might also be the case that the city centre doesn’t have the same appeal as it used to.

While our Part Exchange Scheme means there must be at least a 30% difference between our property’s price and the value of yours, we’ll still help if there isn’t!

Davidsons’ Assisted Sale scheme steps in where Part Exchange can’t.

With the Assisted Sale Scheme, two local agents will provide an honest and fair valuation for your property. If you’re happy with their valuation, they’ll list it for sale, and we’ll put your name on your new Davidsons home.

If your home sells within four weeks, any agency fees are ours to pay, and your Davidsons Home is yours!
